Following the construction of Unit N8 in Horizon Logistics Park, we were subsequently awarded the design and build contract for the tenant fit-out works. UPS Healthcare, a global provider of end-to-end logistics and supply chain solutions, will utilise this unit as their new Irish warehouse, distribution centre, and office space. This project was completed to LEED Gold standard in under forty weeks.

After completing the Cat A fit-out during the previous phase, this project involved a Cat B fit-out to prepare the building for the new client. The associated office area, spanning two floors, included the construction of new workspaces and cellular offices with feature glazed partitions to form new breakout areas, meeting rooms, and offices.

The works also included the installation of new floor finishes over a raised access floor, along with a suspended ceiling system with configured power points and air conditioning. Both a new canteen and smaller tea station were installed on each floor. The glazed reception area, with new stairs, handrails, and balustrades, was fitted with access control gates and a modern reception desk designed to accommodate client signage. Lift installation and WCs were completed during the first phase of works. New fire-rated roller shutters were installed in a separate marshalling area of the warehouse.

A large-scale racking system was installed in the new 90,000 sq. ft. temperature- and humidity-controlled warehouse area, along with 12 state-of-the-art dock levellers. This included a separate closed cold chain with dedicated docks, offering 1,270 pallet positions.

M&E works included heating/cooling systems, cold rooms, office fit-out, and a BMS system. The project was coordinated to the finest detail using BIM to maximise storage space and accommodate all plant equipment, including chillers, AHUs, and heat pumps, within the newly constructed plant enclosure. LED lighting with PIR motion sensors was installed throughout the facility to minimise energy waste. The project also included the installation of an emergency generator system, a separate sprinkler pump room, and a holding tank.

External works consisted of a two-storey plant enclosure, sprinkler tank and pump house, screened plant areas, extensive hard and soft landscaping, EV charging bays, bike racks, and perimeter palisade fencing.
