This project, based in Dublin City Centre consisted of three adjoining Georgian buildings. The three buildings went under extensive demolitions, alterations, refurbishment and additional construction to create eighteen individual luxury apartments.
The development involved extensive internal historical restoration of original features including extensive ceiling/coving detailing, staircases and entablature detailing. Removal of the existing internal subletting structures uncovered the existing internal layouts and allowed the design team to re-design the layouts to compliment the building whilst offering eighteen apartments of generous proportions, maximising light and space.
The challenge of neglect over the years was met with a team of specialist artisans and contractors to address extensive wet and dry rot damage and restoration requirements for joinery, plasterwork and external cast iron balconettes and railings. With energy efficiency and performance at the forefront of modern living, the development included the introduction of a full underfloor heating system with and multi-layer flooring system offering superior thermal and acoustic properties.
