The comprehensive redevelopment of Nos. 40–51 Eccles Street for UCD/Mater Hospital commenced in late 2001 and was delivered over a phased three-year period. Executed across five individual contracts, the project involved a sensitive blend of refurbishment, upgrade, and restoration works, resulting in the harmonious integration of restored period architecture with state-of-the-art educational and research facilities.
Initial works began with the retention and reconstruction of the façades at Nos. 45–47, which were developed into lecture rooms, administration offices, and science laboratories. Façade retention, sheet and bored piling, basement construction, and underpinning of adjoining structures were carried out throughout the street, enabling the delivery of both structural integrity and architectural preservation.
In 2003, a major development at the rear of the site introduced a new lecture building featuring a basement auditorium with a capacity for 250 students, ground-floor lecture rooms, and an atrium that effectively doubled the building’s original floor area. During the same period, Nos. 40 and 41 were refurbished to expand administrative and laboratory facilities.
Further redevelopment took place at No. 48, where the main structure was extensively refurbished and the mews building was transformed into a restaurant, seamlessly connected to the main building and atrium at Nos. 45–47 via enclosed glazed links. This phase also introduced a new 200-seat lecture theatre.
In 2005, the final phase commenced with the full façade retention and redevelopment of Nos. 49–51, including the construction of a prominent new building at the corner of Eccles Street and Nelson Street.
Internally, three buildings were sensitively refurbished, while two underwent complete strip-out and new construction that respected the original architectural character. Traditional joinery, particularly windows, was carefully removed, upgraded off-site to meet modern regulations, and reinstalled with original profiles retained.
The redevelopment also involved comprehensive mechanical, electrical, and lift installations; wall, floor, and ceiling finishes; sanitary facilities; bespoke joinery; and extensive glazing to the rear of the buildings.
Additionally, new research facilities were constructed in the rear gardens, enhancing the functionality of the campus. The project was completed in late 2007, culminating in the opening of the Catherine McAuley Dublin Molecular Medical Centre—a modern educational and research hub that respects and celebrates its historic context.
