Over the course of four years, M&P were involved in the construction of Units N3, N4, N5, N6, N7, N8, C, E2, F1 & G1 – Ten new large scale logistics developments in Horizon Logistics Park in Swords, County Dublin. Along with this, we carried out the fit out of unit 6, unit 7 and unit 8 for Ceva Logistics, Caesarstone and UPS Healthcare respectively and also Unit G1 and F1 in 2025.

Phase 1 (Units N6, N7 & N8) commenced in October 2021, M&P embarked on the design development and construction of over 190,000 sq. ft of warehousing space with associated offices to the highest specification and energy performance standard of such developments. 

With a targeted LEED performance rating of Gold and BER ratings of A2 – A3 these airtight buildings (<3.00m3/Hr/m2@50pa) were designed to meet the increasing requirements of Irish and international standards alike. With facades of stone, curtain walling and a selection of Kingspan LPCB approved panels and feature panelling, these works included extensive civil infrastructure for the expanding campus and marked the start of our relationship with another valued client. 

In June 2022, M&P was awarded a further three units (N3, N4 & N5) with associated infrastructure and site works increasing the over square footage to over 370,000Sq.ft. With the first of the Phase 1 units (N6) being delivered on time in October 2022, we commenced the fitout works for the building tenants which extended to units N7 and N8 following the scheduled handover of these units in January 2023. Commencing May 2023 and finishing in July 2024, units C & E2 are now complete, increasing the overall square footage to 570,000 Sq.ft between the three phases. 

Units F1 and G1 commenced in January and February 2023 respectively. Unit F1 being the largest in the development, boasting an impressive 157,000 Sq.Ft with two levels of warehousing and three levels of offices and a site extending to over 290,000 Sq.Ft. with out buildings, carparking and services yards. This will be FedEx’s largest logistical distribution centres in Ireland and includes thirty dock-levellers for articulated vehicles and one hundred and forth one loading bays for their new electric fleet of vans. Unit G1, which included a Cat A fitout for the tenant was completed in March 2025 and Unit F1 (Shell & Core) was completed in July with M&P engaged directly by FedEx to manage the Fit-out of this specialist facility.
